Frequently asked questions

We currently offer English basement apartments, ground floor apartments, and historic townhomes. 

You can book via Lodgify or book with us directly. If you'd like to book with us directly, you can send us an email with the first and last names, email addresses, phone numbers, and post termination lease addresses of every occupant staying at the property. We will then send each occupant the KeyCheck tenant screening form (about $50/person). Once approved we will write & send you the lease. Please know that if you are under 25, you will need a co-signer. 

If you are staying with us for 30+ nights and booking with us directly; we will ask for the first month's rent, security deposit, cleaning fee, and any additional fees (pet, parking, additional guest, etc.) If you are staying with us for under 91 nights, then the D.C. stay tax would be included in this amount.

If booking through Lodgify, you would pay half the reservation amount upon booking. The other half would be due seven days before your arrival.  

The lease term for a rental property is typically anywhere between one to nine months, but it can vary depending on your needs or our preference. Please know any stay under 91 nights is subject to D.C. stay tax of 15.95% which you can read more about here.

Yes! We offer monthly pricing for all of our properties. The prices can range from anywhere between $2,600-$2,800/month for a one bedroom, $3,600-$4,250/month for a two bedroom, and $5,000- $10,500/month for a three to six bedroom townhome. 

Yes! We rent per bedroom. Please send us an email if you are interested. 

Per bedroom pricing mostly depends on size of bedroom, how many people will be in the room, and any other amenity inside the bedroom (private bathroom, desk, extra closet space, etc.) You can expect a bedroom to be anywhere between $1,200-$1,900/month for one person.

Yes, all of our guests are required to pay a security deposit. This amount is held in escrow and will be returned to you at the end of your lease as long as there is no damage to the property.

The security deposit amount is determined by the number of guests in your group and the length of your stay. 

Yes! We will send you our welcome letter which details the address of the property, public transit information, trash & recycling pick up days, etc. You can always email us directly if you have specific questions.

Yes, all of our properties are furnished. 

No, we no longer provide linens, towels, hair dryers, or pillows at any of our properties. 

Utilities are no longer included, however, we will invoice you each month with your utility usage. You do not have to set up your utility accounts. We will notify you via email if your utility usage is costing you more money than expected.

Package delivery is unreliable in D.C. as they will either get lost or stolen. Most shipping companies like FedEx, Amazon, and UPS have an option where you can have it delivered or mailed to a FedEx, Amazon locker, or UPS store for a more reliable pick up. We recommend looking into these options before placing an order.

No, we recommend guests bring their own TV streaming device while they stay with us (Roku, Apple TV, Amazon Fire Stick, etc.)

A one bedroom is $150-200; two bedroom; $190-250, three bedroom, $250-350; four-six bedroom $350-$400. Please know that this can change depending on the number of occupants, seasonality, and utility usage.

We will sometimes allow pets to stay at the property. Please reach out to us with how many pets will be staying and the breed of each pet. Please know additional fees will apply. 

Any stay under 91 nights is subject to the Washington D.C. stay tax of 15.95% which you can read more about here. Pets, parking, and guests staying who are not on the lease are subject to an additional fee. Please let us know if you will be bringing a pet, a visitor, or are in need of a parking spot by letting us know the breed of animal and the make & model of the vehicle. We will also ask for the visitor information (name, email address, phone number, and street address).
